TPO Flat Roofing in Richmond Heights, MO

A flat roof on a Richmond Heights bungalow rarely fails all at once. It starts as a soft spot underfoot over the rear addition, a puddle that lingers outside the back door all week, or a brown ring on the ceiling after a heavy August storm. TPO flat roofing in Richmond Heights, MO replaces that tired section with a seamless, heat-welded white membrane that sheds heat and water instead of holding them. Top Quality Exteriors will walk it, measure the slope and drains, and tell you plainly what it needs before a small leak rots the deck.

Most 1930s brick homes here carry at least one flat or near-flat section: a kitchen addition, a sunroom, a garage tie-in, or a dormer deck. We tear off to the deck, add tapered insulation where water has no path to the drain, and weld a 60 mil sheet with flashing up every brick wall and a boot around every vent and pipe penetration. A well-installed membrane typically lasts 15 to 20 years. If the pitched roof is aging too, we can pair the work with roof replacement in Richmond Heights in a single, coordinated visit.

Signs Your Flat Roof Needs Work

  • Ponding water that lingers on the roof long after the rain stops
  • Cracked, split, or lifting seams along edges and brick walls
  • Ceiling stains or bubbling paint beneath a rear addition

Why Flat Roofs Struggle Here

A flat roof has no pitch to hurry water away, so every weakness shows up fast in Richmond Heights. Summer sun bakes a dark tar surface well past what the shingled slopes nearby see, then January freeze-thaw pries open every seam the heat softened. Mid County takes three to five significant hail events a year, and the May 16, 2025 EF3 tornado left limbs and debris on the low roofs behind main houses, where punctures hide under leaves until the next rain. Ponding water adds weight and speeds up wear, and a sagging plank deck under an older addition makes the pooling worse every year. Mature trees along these streets also drop leaves into drains and scuppers, which turns a minor clog into a slow interior leak. Old tar and gravel and torn rubber sheets usually leak at drains, scuppers, and the brick wall where an addition meets the original house. If you suspect a puncture or wind lift, start with storm damage roofing in Richmond Heights and we will photograph the membrane, test the seams, and document what your insurer needs.

Our 5-Step TPO Process

A TPO job on a Richmond Heights flat roof moves quickly, but only when every step is planned ahead. Here is how we take your low-slope section from first look to final walkthrough, with photos and a straight answer at every single stage.

Deck Assessment

We walk the entire flat section and probe for wet insulation. Core samples show which old layers still sit on your deck. You get photos and a written report within a few days.

Slope and Drains

We map where water pools and where it should exit the roof. Tapered insulation fixes dead spots near drains and scuppers. You approve the full layout before we order material.

Permit and Prep

We pull the Richmond Heights permit before any work ever starts. Dumpster and ladder spots get planned around your narrow street and driveway. Your neighbors hear from us first.

Membrane Install

Crews tear off to the bare deck and lay new insulation boards. Then we weld every single TPO seam with hot air and flash each brick wall. The site is swept and cleaned every day.

Final Walkthrough

We probe every seam and walk each roof edge with you in person. Then you receive final photos and your warranty paperwork. The 36-month workmanship clock starts that same day.

A Flat Roof Crew You Can Trust

As an Owens Corning® Preferred Contractor, we hold ourselves to manufacturer-level installation standards. We carry general liability and workers’ compensation insurance, and every job is backed by a 36-month workmanship warranty. Lifetime-level coverage is available on selected products. What a Flat Roof Really Costs

A typical TPO project in this area runs between $7,000 and $15,000, and where yours lands depends on a handful of real factors. Square footage matters, but so do the thickness of tapered insulation, the number of drains and penetrations, how many feet of brick wall need counter-flashing, and whether the plank deck underneath needs repair. Wet insulation found by core samples is priced separately. Membrane thickness of 45, 60, or 80 mil also moves the number.

TPO usually beats EPDM here because seams are heat-welded rather than glued, and the white surface reflects summer heat, which can trim cooling costs under a sunroom or addition. Owners often ask about coating an old roof, which only works over dry insulation. You get a line-item quote in writing, with permit coordination included and no vague allowances. Hearth and GreenSky financing is available to qualified homeowners if you would rather spread the cost out.

Frequently Asked Questions

Most TPO projects here run roughly $7,000 to $15,000, depending on square footage, insulation taper, drain count, and brick wall flashing. A small porch or rear addition lands near the low end, while a large flat section with deck repair climbs higher. We quote every Richmond Heights job in writing, line by line, and Hearth or GreenSky financing is available to qualified homeowners.
For most Richmond Heights homes we recommend TPO. Its seams are heat-welded into one sheet, while EPDM relies on glued or taped seams that can open with freeze-thaw cycles. White TPO also reflects summer heat. EPDM still works on some simple roofs, so we look at your deck, your budget, and your drainage before we recommend either option to you. Honest advice comes first.
A properly installed TPO roof typically lasts 15 to 20 years in the Richmond Heights climate. Lifespan depends on membrane thickness, seam quality, drainage, and how much foot traffic or debris the roof sees. Clearing drains twice a year and checking seams after every hail or wind event keeps small problems from turning into expensive interior leaks.
Yes. Many leaks on a bungalow addition trace to a failed seam, a split at the brick wall, or a clogged drain, and a targeted repair can often solve them. We find the true source first, with photos and moisture probing of the insulation. If the insulation is saturated or the membrane is past its life, we will tell you honestly that a replacement makes more sense.
Yes. The City of Richmond Heights Building and Zoning Department requires a permit from the Building Commissioner for re-roofing and tear-off work. We pull it for you and schedule any required inspection. Fees follow the city’s ordinance schedule, so we fold them into your written quote instead of guessing at a number up front. You never chase paperwork yourself.
Every job carries our 36-month workmanship warranty as a firm baseline, and extended workmanship coverage up to lifetime is available with selected products. Manufacturer warranties are also available, and their terms depend on the membrane you choose. We walk through all three layers of coverage before you sign, so you know exactly what is covered and for how long.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
