TPO Flat Roofing in Florissant, Missouri

Flat-roof problems on Florissant homes rarely wait — a leaking porch addition over the kitchen or a ponding garage roof off New Halls Ferry Rd can soak insulation and drywall in a single storm. Roughly 75% of the city’s housing was built between the 1940s and 1960s, and the low-slope add-ons that came later now sit on tired modified bitumen or brittle rubber membrane. Top Quality Exteriors installs single-ply TPO flat roofing built for the hail, heat, and freeze-thaw cycles that north county sees every year on these aging ranch footprints.

Our crews mechanically fasten or fully adhere white reflective TPO membrane over new ISO insulation, heat-weld every seam, and finish with code-required drip edge, pre-formed corners, and reinforced flashing at every curb, chimney, and skylight. Because many Florissant garages and additions share a shingled main roof, we often pair this work with full roof replacement in Florissant so the whole system comes under one 36-month workmanship warranty. Permits, drip edge, and Code 500.330(18) matching are handled by our office.

Why TPO Works in Florissant

  • Reflective white membrane cuts attic heat on hot Missouri summers
  • Heat-welded seams that resist leaks from May 2025-type hail
  • Permits, drip edge, and matched samples handled for you

Built for North County Flat Roofs

A proper TPO install starts with tear-off down to the deck, then a thorough look at the substrate below. On the 1940s-’50s ranch belt along Lindbergh Blvd and Charbonier Rd, we routinely find 1x board decking under old asphalt or modified bitumen — and under Florissant code, warped, cracked, or delaminated boards are deemed non-nailable and must be replaced before any new membrane goes down. From there we lay 1/4-inch per-foot tapered polyiso to kill ponding, mechanically fasten or fully adhere a 60-mil TPO sheet, and heat-weld every lap and penetration flashing. Perimeter metal, inside-corner wraps, and pre-fabricated pipe boots match the thickness and color submitted for the Building Commissioner’s sample approval under Code 500.330(18). On larger low-slope sections like strip retail off New Halls Ferry Rd or the flat roof over a church hall, our commercial roofing in Florissant crew handles the same scope at scale. One Florissant permit, one crew, and one 36-month workmanship warranty.

Our 5-Step TPO Install

Replacing a flat roof in Florissant isn’t a weekend DIY — the city requires a permit, drip edge, and a Building Commissioner sign-off on sample materials. Here’s exactly how our crews handle a TPO job from first phone call to final walk-through.

Site Inspection

We walk the roof and probe decking from the attic side when safe. The estimator photographs ponding, failed flashing, and seam splits. You get a written quote inside 48 hours.

Material Match

Membrane, metal edge, and flashing samples go to the Florissant Building Commissioner for sign-off under Code 500.330(18). You review color and gauge. Our office files the permit.

Tear-Off & Prep

We strip the membrane to the deck and check every board. Sheathing deemed non-nailable under Florissant code is replaced on the spot. Then we lay tapered polyiso to kill ponding.

Membrane Install

We fasten or adhere a 60-mil TPO sheet to the new polyiso. Every seam and penetration is heat-welded with a hot-air robot. Perimeter metal and pre-formed corners finish the roof.

Final Inspection

Our foreman walks the roof with you, probes seams, and confirms every drain and curb. The Florissant inspector signs off. You get warranty paperwork and a full photo set emailed.

Why Florissant Hires Our Crew

Top Quality Exteriors has 52+ team members and 7+ years of combined industry experience serving north St. Louis County from our Creve Coeur office at 12645 Olive Blvd. We are an Owens Corning® Preferred Contractor and a BBB-accredited business with an A+ rating, which matters on flat work because a bad seam leaks silently for months before you see a stain. Every TPO job we pull in Florissant is a licensed, permitted, insured install — no handshake side crews.

On the mid-century ranch belt that dominates Florissant, most flat sections sit over an old porch, breezeway, or back addition — spots that cost more to fix after a leak than to re-roof properly. Our estimators quote honestly: insulation, decking replacement where Florissant code deems old boards non-nailable, drip edge, and heat-welded seams. If your roof took hail on May 19, 2025, our storm damage roofing in Florissant team meets the adjuster for you.

Honest TPO Pricing in Florissant

A single-ply TPO roof on a modest Florissant porch or garage runs less than most owners expect — the material cost is affordable, the installs are fast, and most Florissant jobs clear in one or two days. What moves the number is what sits under the old membrane. On 1940s-’50s ranches, decking replacement is the honest variable: Florissant code requires non-nailable boards to come out, and that line gets quoted in writing before we start the tear-off.

Financing through Hearth or GreenSky keeps the monthly affordable even on a full tear-off plus decking replacement, and our 36-month workmanship warranty is firm on every job — not an add-on. Many north county owners roll a flat porch roof into a larger project; pairing TPO with asphalt shingles over the main house usually drops the per-square cost. We won’t quote a lowball number only to spring surprises after the dumpster lands in your driveway on Charbonier Rd.

Frequently Asked Questions

Yes. Florissant requires a building permit for all residential and commercial re-roofs, including flat sections like porch roofs and garage additions. The application must include a roof plan showing drains, flashing, drip edge, and penetrations. Our office pulls the permit for you and schedules every inspection with the city on your behalf throughout the job.
A properly installed 60-mil TPO membrane lasts 20 to 25 years in the St. Louis climate, with a reflective white top ply that keeps attic temperatures down through hot humid summers. Hail resistance depends on seam quality and insulation choice, not just thickness. Our 36-month workmanship warranty backs the install, and manufacturer product warranties stack on top.
City Code 500.330(18) requires the color, texture, and profile of your new roof covering to match the existing material. The Florissant Building Commissioner approves the match by examining a physical sample of both the old and new product. For TPO, we submit a square of membrane plus the metal edge and pipe boot samples before ordering any material for your job.
Not under Florissant code if the old sheathing is deteriorated, warped, cracked, or delaminated — those boards are deemed non-nailable and must be replaced before any new covering goes down. Even where recovery is technically allowed, we recommend a full tear-off on 1940s-’60s ranches because that is the only honest way to see what’s happening under the membrane.
If your flat section was dented, split, or punctured by the May 19, 2025 hail event or the March 2025 EF2 tornado, there is a strong case for a claim. Missouri gives you 12 months from the date of loss to file. Our estimator photographs the damage, writes a scope that uses adjuster-friendly language, and sits down with your insurance rep at the roof — not on the phone.
On a typical porch or garage flat roof, we are usually scheduling two to three weeks out once the permit clears and the Building Commissioner signs off on sample materials. Storm season runs that lead time up, especially after a dated event like May 2025. For active leaks we tarp first, then schedule the full install when the materials arrive. Call (314) 618-8888.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
