Any questions?

Commercial Roofing in Florissant, MO

Running a storefront on Lindbergh Blvd or managing a small office near Old Town Florissant means a leaking flat roof shuts the business down fast. We handle commercial roofing in Florissant MO for property owners, managers, and small-business tenants whose low-slope decks are patched past their useful life. The team at Top Quality Exteriors keeps your doors open by scheduling tear-offs after hours and sealing active leaks the same day. A sudden tenant drip over the counter can derail a Monday, so we tarp first on the 24/7 line and plan the permanent repair after.

Our commercial crews work on everything from a small Washington Street storefront to a 20,000-square-foot distribution building off I-270. On low-slope decks we install TPO, EPDM, and modified bitumen; on standing-seam metal we handle fastener resets and flashing details that stop sidewall leaks. If the deck needs more than a seam-weld patch, we schedule around tenant hours and route the project into a full roof replacement in Florissant with warm-side insulation, tapered foam for drainage, and new perimeter metal.

Why Florissant Businesses Call Us

  • City-pulled permits with roof plans and material samples
  • Flat-roof crews fluent in TPO, EPDM, and modified bitumen
  • Twenty-four seven storm response for active commercial leaks

Flat-Roof Work Built for Florissant

Most of the commercial stock north of I-270 was built the same stretch of years as the ranch belt around it — mid-century, modest-footprint buildings along Lindbergh and New Halls Ferry with ballasted BUR or early EPDM covers now well past their service life. We open those roofs and find brittle membrane, failed seams at the HVAC curbs, blocked scuppers, and insulation that gave up its R-value after a decade of ponding. Our spec usually calls for a mechanically attached 60-mil TPO membrane with ISO insulation, tapered foam at the drains, drip edge installed per Florissant code, and new perimeter metal matched to the sample we submit to the Building Commissioner. On occupied buildings we stage tear-off in zones and keep the interior dry under tarps and night covers. For older plank-deck storefronts near Old Town and the Shrine, our TPO and flat roofing in Florissant starts with a decking inspection, because Florissant’s own code deems warped, cracked, or delaminated sheathing non-nailable and requires replacement.

Our 5-Step Commercial Process

Here is how we move a commercial job from first call to final walkthrough. Each step keeps your tenants dry, your doors open, and your paperwork clean with the Florissant Building Department from first sample submittal to final inspection sign-off.

Site Walkthrough

We meet you on-site and climb your low-slope deck ourselves. Our team maps seams, drains, HVAC curbs, and current patches. You get a full photo set and a plain-English report back.

Written Scope

We write a line-item scope that matches what we saw on your roof. The quote lists membrane, insulation value, and flashing details. You can hand it to your adjuster without edits.

Permit Pulled

We submit the roof plan, contract, and samples to Florissant. The Building Commissioner approves the match per Code 500.330(18). Our crew pulls the permit before any tear-off.

Tear-Off Begins

We stage dumpsters and set roof protection before the first cut. Our crew strips the old membrane and dries in the deck the same day. We flag rotted sheathing before closing up.

Final Walkthrough

We walk the finished deck and test every drain and seam. Flashing, scuppers, and perimeter metal get checked twice. You leave with warranty paperwork and the final inspection card.

Local Trust, Verified Credentials

Top Quality Exteriors is a BBB Accredited Business with an A+ rating, licensed in Missouri and Illinois, and carrying both general liability and workers’ compensation insurance on every job. We founded the company in 2022 and brought along more than 7 years of industry experience, so the crew that shows up at your Florissant property has handled low-slope rebuilds up and down north county, from Hazelwood warehouses to Bellefontaine Neighbors retail strips.

Our team is an Owens Corning Preferred Contractor and a James Hardie Alliance Program Member, so the manufacturer warranty on your rebuild is backed by real training, not a certification badge on a flyer. Every commercial job carries a 36-month workmanship warranty as the baseline, with extended options up to a lifetime warranty available on selected products. You also get a direct line to the owner, Mario Granados, from the first site walk through the final punch list.

Honest Commercial Roofing Costs

Commercial roofing in Florissant sits toward the lower end of the metro range for one simple reason: most buildings here are modest-footprint, low-slope boxes rather than the complex architectural decks you find in Clayton or Chesterfield. A 5,000-square-foot TPO rebuild typically moves on membrane thickness, insulation R-value, and whether the existing deck is nailable. Flashing details at HVAC curbs and parapet walls are the other big variable on an older building.

We write every line item so you can see where the money goes, and we never bury a “deck surprise” charge after the tear-off. If the sheathing is non-nailable under Florissant code, you see that call before we start. For owners stretching a capital budget across multiple buildings, Hearth and GreenSky financing options are on the table for qualified applicants, and insurance-funded storm damage roofing in Florissant is a routine path after a 2025-caliber hail event.

Frequently Asked Questions

Yes. The City of Florissant requires a building permit for every commercial reroof, pulled from its own building department, not St. Louis County. Our crew submits the roof plan, signed contract, total cost, and physical samples of the existing and proposed membrane and perimeter metal so the Building Commissioner can approve the match under Code 500.330(18) before we start tear-off.
We install 60-mil mechanically attached TPO as our standard low-slope spec, plus fully adhered TPO, EPDM rubber, and modified bitumen when the building, insulation layout, or warranty calls for it. On the older Florissant stock around Old Town and Washington Street, we often match an EPDM replacement to the ballasted original, with new tapered ISO insulation to correct ponding at the drains.
The May 19, 2025 storm dropped 2-inch hail with gusts near 40 mph across Florissant, one of roughly 25 hail reports within ten miles of the city center that year. On aging TPO and EPDM covers, that kind of impact bruises the membrane and splits seams at HVAC curbs. We provide written storm reports with photo evidence for your insurance adjuster, free of charge.
On most Florissant commercial buildings, yes. We zone the roof so only one section is open at a time, stage dumpsters to keep delivery lanes clear, and set interior protection under the work area. For buildings with sensitive operations near Lindbergh or I-270, we schedule tear-off after hours or on weekends so your doors stay open to tenants and customers during business hours.
Every commercial job carries a 36-month workmanship warranty from Top Quality Exteriors as the firm baseline, with extended coverage up to a lifetime warranty available on selected product systems. The manufacturer side depends on membrane choice, insulation, and installer certification. We document which warranty applies before the contract, so there is no ambiguity after the final walkthrough.
Yes. The March 13 to 16, 2025 outbreak sent an EF2 tornado from Chesterfield through Bridgeton into Florissant, taking out roof sections, parapets, HVAC curbs, and sidewall flashing. We respond on the 24/7 line to tarp open decks the same day, document the loss for your insurer, and schedule the permanent commercial rebuild once the adjuster signs off on scope.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
