Any questions?

Roof Replacement for Florissant Homeowners

If you own one of the 1940s-to-’60s ranch homes that fill most of Florissant, your original roof is probably on its second or third cover and running out of time. We handle roof replacement in Florissant MO every week, and most jobs we open up show board-plank sheathing hiding under worn 3-tab shingles. At Top Quality Exteriors, we price the full tear-off up front, flag any non-nailable decking before it becomes a surprise, pull the city’s own re-roof permit on your behalf, and keep (314) 618-8888 open when you want a straight answer.

Our crews work from Old Town out through Paddock Forest and Old Jamestown, so we know how New Halls Ferry ranches wear and where valleys rot above old gutters. A full replacement with architectural asphalt usually lands between $8,000 and $18,000 for a 2,000-square-foot ranch, with upgrades for decking swaps or Class 4 shingles. If you only need a few squares addressed, start with a targeted roof repair in Florissant instead and we will tell you honestly which path actually saves you money over the next decade.

What You Get With Our Crews

  • Same-day written estimate with decking and permit allowances
  • Owens Corning architectural shingles installed to full spec
  • Florissant building permit pulled by us, not the homeowner

Built for the Florissant Ranch Belt

Full tear-offs here follow a known rhythm. We strip the existing cover down to the deck, pull every nail, and check the sheathing before a single new course goes on. On homes along Charbonier Rd and Patterson Rd, we routinely find 1×6 board decking that was standard when these ranches went up in the 1950s, and Florissant’s own code deems warped, cracked, or delaminated boards non-nailable, so they come out. From there we install synthetic underlayment, ice-and-water shield at eaves and valleys, drip edge where the city code requires it, and starter strips before the first field course of Owens Corning architectural shingles. Ridge vents, step flashing, pipe boots, and a sealed chimney counterflash finish the job cleanly. When homeowners near the Coldwater Creek corridor or Old Jamestown want a quieter path, we offer a free roof inspection in Florissant that documents damage with photos your adjuster will accept, especially after the May 19, 2025 two-inch hail event that hit the city.

How Our Replacement Works

Every Florissant tear-off runs the same five-stage path, from the first walk-around to the final punch list. We built it around older ranch stock and the city’s permit rules so nothing slows your project. Here is what to expect from the first call.

Free Inspection

We walk your roof and photograph every slope and flashing. You get a same-day written summary, not a sales pitch. The free inspection holds up with any home insurance adjuster.

Written Estimate

We price the full tear-off with decking allowances baked in. You see line items for shingles, vents, underlayment, and labor. No surprise charges once the dumpster hits the drive.

Permit and Prep

We pull the Florissant building permit and set your crew date. Material and dumpster arrive the day before so morning is roofing time. Neighbors get a short note on our hours.

Full Installation

Crews tear down to the deck and replace any non-nailable boards. Ice-and-water shield, underlayment, and drip edge go on next. Ridge vents and sealed flashing close out the field.

Final Walkthrough

We clean the yard with magnets and haul every nail off site. You walk the finished roof with us and get photo records. The 36-month workmanship warranty starts the day we leave.

Why Florissant Homes Trust Us

Mario Granados founded Top Quality Exteriors in 2022, and our 52-person crew brings over 7 years of combined roofing experience across the St. Louis metro. We are an Owens Corning Preferred Contractor and a James Hardie Alliance Program member, which means we install both lines to the warranty-qualifying specs the manufacturers require. We hold a Missouri contractor license, carry general liability, and run a BBB-accredited office at the top of the north county market.

Florissant has crews that will nail new shingles over worn decking and leave town with your cash and no permit on file. We do the opposite. Every re-roof here gets a city permit pulled in our name, a Building Commissioner approved material sample on matching jobs, and photo records you can hand to the next buyer. If something leaks under our 36-month workmanship warranty, our after-hours line at (314) 618-8888 reaches a human the same night, not a message service.

What a Florissant Reroof Costs

Most full roof replacements in Florissant land between $8,000 and $18,000, with a typical 2,000-square-foot ranch pricing around $10,000 to $13,000 for architectural asphalt shingles. Steeper or cut-up roofs run higher. Decking replacement on 1×6 board sheathing adds roughly $2 to $4 per square foot depending on access and rot. Class 4 impact-resistant shingles add about 10 to 15 percent up front but earn an insurance discount year after year in a hail-prone zip.

Many of our Florissant jobs are insurance-funded after storms like the May 19, 2025 two-inch hail event, so your out-of-pocket cost is often just the deductible. We help you build the claim file, meet the adjuster on site, and translate the scope of loss line by line. For planned replacements, we offer Hearth and GreenSky financing with monthly payments that beat putting a new roof on a credit card. Missouri gives you 12 months to file a storm claim once damage occurs.

Frequently Asked Questions

Most Florissant homeowners pay $8,000 to $18,000 for a full tear-off and architectural asphalt reroof, with a 2,000-square-foot ranch landing around $10,000 to $13,000. Decking replacement on 1×6 board sheathing adds $2 to $4 per square foot. Class 4 impact-resistant shingles run 10 to 15 percent more up front but earn an annual hail-zone insurance discount.
Yes. The City of Florissant requires a building permit for every residential and commercial re-roof, pulled through the local building department rather than St. Louis County. We pull it in our name as part of your contract, submit the required roof plan, and schedule the final inspection. Permits are valid for 180 days, with written extensions available.
Most Florissant ranches finish in a single day of tear-off and install once materials and the dumpster land on site. Larger or cut-up roofs run two days, and significant decking replacement can push a job into a third. We stage work around the weather, so a rainy afternoon can shift the schedule by half a day. Dumpster pickup follows within 48 hours.
If a hail or wind event like the May 19, 2025 two-inch hail hit your home, there is a strong chance your carrier owes you a new roof. Missouri gives you 12 months from the date of loss to file. We meet your adjuster on site, document the damage with photos, and translate the scope of loss line by line. Your out-of-pocket is usually just the deductible.
Florissant’s own code deems warped, cracked, or delaminated roof sheathing as non-nailable, so it must come out before new shingles can go on. We flag any suspect board decking on inspection and quote the decking swap at $2 to $4 per square foot. That line item is built into your written estimate so you never get hit with a surprise mid-tear-off bill.
Every job here carries our 36-month workmanship warranty, which starts the day our crew leaves your home. Owens Corning shingles add their own manufacturer coverage, and we can extend workmanship coverage up to lifetime with selected product systems. If anything leaks under warranty, the after-hours line at (314) 618-8888 reaches a real person day or night.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
