Trusted Roof Inspection in Florissant MO

Your Florissant ranch has weathered more than six decades of hail and wind, and the May 19, 2025 storm that dropped 2-inch hail across New Halls Ferry Road did not make it any younger. If granules are collecting in the gutters, pipe boots are splitting, or shingles lifted during the March 2025 tornado outbreak, a thorough roof inspection tells you whether a repair, an insurance claim, or a full tear-off should come next. At Top Quality Exteriors, we document every slope, flashing detail, and penetration before anything leaves our clipboard.

Florissant’s housing stock is dominated by 1940s-1960s ranches, which means most roofs we inspect are on their second or third cover and sitting over original board sheathing underneath. Our team walks the deck wherever safe, checks for soft spots, cracked boots, worn 3-tab, and valley rust, and photographs every finding so you have a written record for your files or your adjuster. If targeted roof repair in Florissant can buy an aging ranch roof several more seasons here, we will tell you so plainly.

What Our Inspection Covers

  • Shingle, flashing, and ridge-vent condition on every slope
  • Decking and penetrations: pipe boots, chimneys, and skylights
  • Attic ventilation, insulation, and interior water-stain checks

Why Florissant Roofs Fail First

Roughly three out of four Florissant homes were built between the late 1940s and the late 1960s, which puts most of our inspection calls on 60-to-80-year-old asphalt roofs with original or near-original board decking underneath. That matters because Florissant’s own building code allows existing wood sheathing to stay in place after tear-off only if it is not warped, cracked, or delaminated — anything else is deemed non-nailable and must be replaced. We flag decking condition during the inspection, so your written report explains exactly what the final quote will hinge on. On the storm side, 2025 was active: around 25 hail reports landed within ten miles of Florissant, headlined by 2-inch stones on May 19 and up to 2.5 inches later in the season, and the March 13-16 EF2 tornado track ran straight through town. Southwest-facing slopes off Charbonier Road and Patterson Road typically take the brunt, so that is where we start. For residential roofing in Florissant, we treat the inspection as the foundation of every recommendation.

Our 5-Step Inspection Process

We work the same five steps on every Florissant roof, whether you are prepping a sale off Lindbergh Boulevard, chasing a leak in Old Jamestown, or filing a claim after the 2025 hail and tornado season. Here is what to expect when we arrive.

Free Inspection

I start with a free, no-pressure inspection scheduled around your day. There is no deposit and no commitment required to book. We confirm the address, roof age, and your concerns.

Exterior Walk

I walk every accessible slope and photograph flashings, boots, vents, and valleys. I note hail bruising, lifted shingles, and granule loss on each elevation. Southwest sides first.

Attic Review

Next I check the attic for daylight, stained decking, soft spots, and matted insulation. I confirm ventilation balance between intake and exhaust vents. Leaks show up here first.

Written Report

You get a written report with photos, slope-by-slope notes, and a condition grade. The report lists safe repairs, deferred items, and replacement triggers. Adjusters accept it.

Honest Options

We review your options together: a targeted repair, a storm claim, or a planned tear-off. Hearth and GreenSky financing is available for qualified owners. No sales pressure here.

Why Florissant Owners Choose Us

Top Quality Exteriors was founded in 2022, and the owner-led crew brings over seven years of industry experience across north St. Louis County roofs. We are an Owens Corning Preferred Contractor, a James Hardie Alliance Program Member, and a BBB Accredited Business with an A+ rating. Every job is backed by a firm 36-month workmanship warranty, with extended lifetime coverage available on selected products — because a report is only useful if the crew behind it shows up.

Florissant homeowners choose us because we know the city before we knock on the door. We pull Florissant’s own re-roof permit, we know Code 500.330(18) will trigger a sample approval for any color or material match, and we photograph board sheathing up front so decking surprises never derail a quote later. Our Missouri and Illinois licensing, general liability and workers’ compensation insurance, and 24/7 emergency line back every inspection we deliver.

Honest Pricing Built for Florissant

A roof inspection should never cost you a dime, and ours doesn’t. We provide free, written inspections for Florissant homeowners whether you are chasing a leak off Washington Street, prepping a Paddock Forest sale, or filing a claim after the May 19, 2025 hail event. If the report leads to repair or replacement work, you see transparent line-item pricing before you sign — no vague allowances, no surprise change orders, and no padded square-foot math at the end.

When a full roof replacement in Florissant is the right call, we quote the full scope in plain language: tear-off, ice and water shield at eaves and valleys, synthetic underlayment, drip edge as Florissant code requires, architectural asphalt shingles, flashing, and permit. Decking replacement is priced per sheet, so the number only moves if we actually find rotten planks underneath. Hearth and GreenSky financing is available for qualified Florissant owners who need it.

Frequently Asked Questions

Our standard roof inspection in Florissant is free. That includes a full exterior walk when safe, an attic review when accessible, and a written report with photos. If you are filing a storm claim after the May 19, 2025 hail or the March 2025 tornado outbreak, the report is formatted so your adjuster can read it directly. Call (314) 618-8888 to schedule a visit.
Yes. The City of Florissant requires a building permit for all residential and commercial re-roofing, pulled from Florissant’s own building department rather than St. Louis County. Our crew handles the permit and submits the required roof plan, drip-edge detail, and sample for Code 500.330(18) material-matching approval by the Building Commissioner.
Most Florissant ranch inspections take 45 to 75 minutes on site. The exterior walk, attic review, and photo documentation run back-to-back, and we talk you through findings before leaving the driveway. Larger homes in Old Jamestown or two-story builds off Charbonier Road may run closer to 90 minutes. The written report follows by email within 24 to 48 hours.
Yes. Our written reports include dated photos, slope-by-slope notes, and clear hail-bruising or wind-lift documentation that adjusters easily recognize. We can meet your adjuster on site if that helps the claim move faster. Missouri gives you a 12-month window to file after a storm, so a timely inspection after the 2025 events protects your options.
We look for daylight through the deck, water-stained sheathing, soft spots underfoot, matted or displaced insulation, and signs of condensation. We also confirm intake and exhaust ventilation are properly balanced, because unbalanced attic airflow is a top cause of premature shingle failure on 1950s and 1960s Florissant ranches with original soffit vents.
We recommend an inspection every two to three years for most Florissant homes, and sooner after any significant hail or wind event. If your roof is 60-plus years old or you noticed debris after the 2025 storms, do not wait — early documentation often makes the difference whether the next step is a targeted repair, a storm claim, or a planned tear-off.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
