Residential Roofing in Florissant, MO

If your Florissant home still wears the asphalt roof it was built with back in the 1950s, you already know what a loud hail cell sounds like and what the next insurance adjuster call feels like on the phone. Residential roofing in Florissant, MO is its own animal because roughly 75% of local homes are post-war ranches on original or second-generation covers, and north county’s active hail corridor keeps testing them year after year. At Top Quality Exteriors, we price honest ranch tear-offs along New Halls Ferry Rd and the Charbonier corridor.

Our crews handle both faces of this city — the modest brick-and-vinyl ranches off Lindbergh Blvd that need a cleanly priced tear-off, and the 19th-century homes near the Old St. Ferdinand Shrine that call for careful, matched detail work on tight budgets. Every job here opens with a free roof inspection in Florissant, moves through full tear-off and a decking review, then finishes with ice & water shield, synthetic underlayment, architectural shingles, drip edge, and a firm 36-month workmanship warranty.

What Sets Our Roofing Apart

  • Florissant building permit pulled on every single tear-off job
  • Code 500.330(18) shingle match samples approved up front
  • Decking allowance written into the quote, never a surprise

Built for Post-War Ranches

Three-quarters of Florissant housing went up during the GI-Bill boom between the 1940s and 1960s, which means most of the roofs we touch here sit on narrow 1x board or plank sheathing rather than modern OSB panels. That matters because the city’s own code treats deteriorated, warped, cracked, or delaminated boards as “non-nailable” and requires full replacement during tear-off, so our estimators flag suspect decking up front instead of surprising you with a change order after the shingles come off and the dumpster is already parked in your driveway. We also carry sample shingle and siding colors to permit intake because Code 500.330(18) hands the Florissant Building Commissioner the right to approve material matches on every re-roof — a step a drive-by regional roofer will miss and your neighbor on Patterson Rd will notice from the sidewalk. A full roof replacement in Florissant on a 1950s ranch is typically a one-to-two day job start to finish, barring weather.

Our 5-Step Roofing Process

Every Florissant roof we touch runs the same five-step playbook, whether it is a quick ranch tear-off near Koch Park or a careful matched re-roof on an Old Town historic property. Here is exactly what you can expect from first call to final cleanup.

Free Inspection

I climb your Florissant roof and photograph each slope. I check decking, pipe boots, flashing, and valleys for wear. You get a written report, not sales pressure, the same day.

Honest Estimate

I write a line-item quote: tear-off, sheathing, underlayment, shingles, and permit. I walk you through it on your porch, every question answered. Scope and price lock in writing.

Permit & Prep

We pull Florissant’s permit and submit shingle samples for Code 500.330(18) match. Crew tarps landscaping and sets magnetic sweeps across the yard. Dumpster lands tear-off morning.

Full Tear-Off

We strip shingles and replace any boards deemed non-nailable. Ice and water shield lines eaves and valleys, synthetic underlayment rolls out, then architectural asphalt locks down.

Cleanup & Walk

We magnet-sweep the driveway, lawn, and gutters twice and haul every scrap. I walk the roof and perimeter with you before the dumpster leaves. Warranty paperwork lands same day.

Why Florissant Trusts Our Crews

Top Quality Exteriors was founded in 2022, and owner Mario Granados brings over 7 years of industry experience to every Florissant job — which shows up in the small decisions a template roofer never makes. We are a BBB Accredited Business with an A+ rating, Owens Corning Preferred Contractors, and James Hardie Alliance members: credentials that mean real product warranties and crews trained on the materials your north county ranch actually needs today.

We are licensed in Missouri and Illinois, carry general liability and workers’ compensation, and pull Florissant’s own municipal permits rather than borrowing a county one. Every roof we touch carries our firm 36-month workmanship warranty, with extended options up to a lifetime available on selected systems. On 2025-storm claims we talk straight to your adjuster, document west-facing slope hits, and keep the paperwork moving start to finish.

Honest Roofing Cost in Florissant

Price on a Florissant residential roof hinges on three real variables — square footage, pitch and complexity, and decking condition — not the sticker on the back of a glossy brochure or a national ad. The modest ranch footprint most of this city carries runs on the lower end of the metro range because the geometry is simple and the pitch is walkable, which keeps labor hours predictable and the dump loads smaller than a steep two-story job would require.

Hidden cost almost always lives in the deck condition itself. On homes built in the 1940s and 50s, pulling the shingles can expose 1x boards the city’s non-nailable clause requires us to replace, so we build a visible sheathing allowance into every written quote up front. We also offer Hearth and GreenSky financing for qualified owners, and when hail is documented, insurance often covers most of the asphalt shingles in Florissant replacement job itself.

Frequently Asked Questions

Most Florissant ranch replacements land on the lower end of the metro range because the footprint is modest and the pitch is walkable, which keeps labor hours predictable. The real swing is the deck: if the 1950s 1x boards are rotted and the city deems them non-nailable, replacement is required. We write that allowance into the quote up front, not after we tear off.
Yes. The City of Florissant runs its own building department and requires a permit for every residential and commercial re-roof. We pull it for you, submit the roof plan with ridges, valleys, flashing, drip edge, and ventilation details, and attach the signed contract. Permits are valid for 180 days, which covers the window we need to tear-off and finish.
Class 4 impact-resistant architectural asphalt shingles are the honest workhorse for Florissant — they hold up to 2-inch hail like we saw on May 19, 2025, and many Missouri insurers knock a line off your premium for them. Standing-seam metal lasts longer still, but on a ranch footprint the asphalt math wins. We also install slate on Old Town homes.
Often, yes, especially after the active 2025 storm season. If an adjuster confirms functional hail or wind damage on your west or southwest slopes, your homeowner policy typically covers replacement minus your deductible. Missouri gives you a 12-month claim window from the storm date. We document the hits, talk to your adjuster, and handle the paperwork start to finish.
We try hard. Florissant Code 500.330(18) actually requires material-match approval from the Building Commissioner, so we bring sample shingle swatches to permit intake and submit them with your existing material for review. Older 3-tab lines can be discontinued, so sometimes the honest answer is a slope-wide or full re-roof rather than a mismatched patch.
Most Florissant ranch tear-offs are a one-to-two day job once the crew is on site, weather permitting. We tear off, inspect and replace any non-nailable sheathing, lay ice and water shield plus synthetic underlayment, nail off architectural shingles, flash penetrations, then magnet-sweep twice. Larger Old Jamestown homes or steep complex roofs can push to three days.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
