Slate Roofing in Florissant, Missouri

If you own one of Florissant’s Old Town historic homes near Old St. Ferdinand Shrine, your slate roof is a 100-year asset most local crews are simply not trained to touch. We work with homeowners from the Washington Street historic blocks down to Charbonier Road who need slate rebuilt, matched to the original stone, or newly installed by hands that understand the material. Top Quality Exteriors handles slate the slow way, course by course, with the copper flashing, high-temp underlayment, and ice and water shield detailing it deserves.

Slate is not a weekend tear-off, and Florissant’s own permit rules reinforce that reality; City Code 500.330(18) requires written sample approval from the Building Commissioner for any matched replacement. We quote honestly on scope, lift and salvage sound slates where safe, source matching stock for the 124-property National Register historic district, and tie the finished roof into a long-view maintenance plan with five-year check intervals. Pair it with careful residential roofing in Florissant work across the whole structure.

What Florissant Slate Work Includes

  • Hand-salvaged slate reuse plus matched new stock for repairs
  • Copper flashing, valleys, and ridge detail work on every job
  • Full permit filing with Florissant Building Department samples

Why Slate Works on Florissant Homes

Florissant was founded in 1786, and the Old Town core still carries 124 National-Register properties, including Casa Alvarez from 1790 and the Archambault House from around 1850. A roof on that kind of home is not a product category; it is a preservation decision. We treat natural slate and synthetic composite slate as two legitimate paths with different cost curves and matching behavior, and we explain both before you choose. On a historic home near Taille de Noyer, we lean toward natural slate from the same geological family as the original quarry so the color weathers in sync with what is already there. On a newer custom build in Old Jamestown or along the Coldwater Creek corridor, synthetic composite slate often wins on budget, impact rating, and installer availability for future service. Either way, the deck gets inspected first, framing load gets checked for the heavier material, and copper flashing goes in at every penetration. Compare the install profile to metal roofing in Florissant when you weigh cost per year.

Our Slate Roofing Process

Slate rewards patience and a very clear sequence. We walk every single Florissant slate job through the same five phases, from the first roof-deck inspection out to the final punch list, so there are no surprises on an irreplaceable roof.

Site Walk-Through

I start with a slow walk around the Florissant home from the ground. I note slate color, nail wear, and flashing from the yard. Then I sketch a repair map before anyone climbs.

Deck Inspection

Next I open a test section on the roof itself. I check the deck for board sheathing common on older Florissant ranches. Warped or cracked boards get flagged for replacement first.

Match & Source

Then I pull samples of your existing slate and search our network for a close supply match. Florissant Code 500.330(18) wants it approved first. I handle the submission end to end.

Careful Install

Now we hand-set each slate course and lap new copper flashing at every valley and penetration. The crew works small sections at a time. Nothing ever gets rushed on a slate deck.

Final Walkthrough

I close every job with you on the ground reviewing drone photos. We walk the 36-month warranty, matched slate record, and check cadence. You keep leftover slates for future care.

Why Homeowners Trust Our Slate Work

Slate work in Florissant is a small world of homes, and it rewards local judgment over sales pitches. Our owner Mario A. Granados runs every slate quote in person, from the Old Town historic blocks around Old St. Ferdinand Shrine over to the newer west-side pockets off Patterson Road and Parker Road. We back the installation with a firm 36-month workmanship warranty on all jobs plus extended coverage up to a lifetime warranty on selected products.

Our 52-plus team members know the regional supply chain for natural slate, synthetic composite slate, and copper trim, which really matters when a repair stalls waiting on stock. We are BBB Accredited with an A+ rating, licensed in Missouri and Illinois, carry full general liability and workers compensation coverage, and keep an after-hours emergency line staffed year-round for active leak calls. You will get the same crew lead on day one that you see on the final day.

What Slate Really Costs Here

Slate is a long game, so the honest cost conversation starts with lifespan. A properly installed natural slate roof on a Florissant Old Town home can live past 100 years, which spreads the upfront cost across generations of owners rather than one. Synthetic composite slate runs lower at install, carries a Class 4 impact rating helpful in our active hail corridor, and still lasts a solid 40 to 50 years with the right underlayment and copper flashing from day one.

We offer Hearth and GreenSky financing so a slate project does not have to wait for the perfect savings year, and we lay out every option before you sign. The real driver on your Florissant quote is scope: full tear-off versus matched repair, existing deck condition, and whether framing needs a load review for the heavier material. If budget steers you toward another premium path, our tile roofing in Florissant page lays out one more long-life option worth a look.

Frequently Asked Questions

Slate costs vary widely by scope, square footage, and whether we are matching an existing historic roof or installing new. A matched Old Town repair with sourced natural slate runs higher per square than a synthetic composite install on a newer Old Jamestown build. We give line-item quotes after a roof-deck inspection, with Hearth and GreenSky financing on the table.
Yes. Florissant City Code 500.330(18) actually requires matched samples approved by the Building Commissioner on roof-covering replacements. We pull slate samples from your existing roof, source the closest geological match from our supplier network, and submit both for approval before any new slate is laid. The process adds time but protects your historic value.
A properly installed natural slate roof can last 100 years or more when the underlayment, copper flashing, and fastening are all done right from the very start. Synthetic composite slate typically runs 40 to 50 years with a Class 4 impact rating. Many 1940s to 1960s ranch homes here will easily outlast two or three asphalt roofs under one slate install.
Both. A lot of our Florissant slate work is targeted repair: cracked slates after hail, failed copper valleys, worn ridge detail on a 19th-century home. We hand-salvage sound slates where possible and only pull sections that genuinely need matched replacement. Full tear-off and reinstalls are also available when the roof has reached true end of service life.
Some mid-century ranches off New Halls Ferry Road were not framed for natural slate weight. We check framing load before any quote and recommend synthetic composite slate when the original rafters cannot support real stone. Composite slate gives the same shadow line and texture at a fraction of the weight, and still carries a Class 4 impact rating for hail.
Yes. The City of Florissant requires a building permit for all residential re-roofing, including slate repair and replacement, and the permit application includes a roof plan with flashing, drip edge, ventilation, and chimney detail. We pull the permit, submit the material-matching samples, and manage the sign-off so you never have to chase the Florissant Building Department yourself.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
