Tile Roofing in Florissant, MO Done Right

Tile roofing in Florissant MO is a precision job on a very specific slice of the city’s housing stock, not a generic swap on a mid-century ranch. The Old Town historic core holds 124 National Register properties, and a handful of Mediterranean and Spanish-Revival homes in that district were built around clay tile and concrete tile from day one, with the pitch, framing, and detailing to carry the weight. Top Quality Exteriors treats tile as a very different animal than the shingle work along New Halls Ferry and Charbonier Rd.

Our tile roof installation Florissant MO work pairs the right system to the right home. For a Spanish tile roof or Mediterranean tile roof, the job starts with correct batten installation over a high-temperature synthetic underlayment, with valley metal, flashing, and ridge tile detailed to shed the heavy hail-corridor downpours that visit north county. If you also need matched work on a historic home, our residential roofing in Florissant page covers the full-service local range we bring to older homes year-round.

Why Tile Fits Florissant Homes

  • Clay tile roof and concrete tile roof systems matched to style
  • Spanish tile, S-tile, barrel tile, and flat tile installation
  • Batten installation with upgraded underlayment and valley metal

Built for Florissant’s Old Town

As a tile roofing contractor Florissant MO homeowners can meet in person, we spend time in Old Town for a reason: a careful re-roof on a 19th-century home near Old St. Ferdinand Shrine or Taille de Noyer is nothing like a tear-off on a 1950s ranch. Florissant’s permit rules make that distinction concrete. City Code 500.330(18) requires matching of roof coverings and asks the Building Commissioner to approve samples of the existing and new material before work begins, which is exactly the kind of step a tile job on a Casa Alvarez-era block cannot skip. We pull the municipal re-roofing permit, submit the roof plan with ridges, valleys, penetrations, flashing, and ventilation, and keep the drip edge, synthetic clay tile options, and ridge tile detailing consistent with the home. If a broken roof tile replacement is all a homeowner needs along Charbonier Rd or near Koch Park, we size the scope honestly. For bigger decisions, our roof replacement in Florissant page explains how tile stacks up against asphalt and metal.

Our Tile Roofing Process

We bring the same discipline to every tile job in Florissant, whether it is a careful Spanish tile repair in Old Town or a fresh concrete tile roof installation along the Coldwater Creek corridor. Here is how our five-step process runs on your home.

Free Inspection

We start with a free on-site inspection of your tile roof. I check pitch, batten layout, underlayment, and any broken roof tile. You get an honest written assessment that visit.

Material Match

We walk through clay tile, concrete tile, and synthetic clay tile. I show real samples of S-tile, barrel tile, and flat tile profiles. You pick the system that fits your home.

Permit & Plan

We pull the Florissant re-roofing permit through the city building office. I submit a roof plan with ridges, valleys, flashing, and drip edge. Code 500.330(18) matching is settled.

Precision Install

We tear off the old cover and inspect decking for any non-nailable sheathing. I set batten over high-temp synthetic underlayment, then lay tile. Every ridge tile is bedded clean.

Final Walkthrough

We walk the finished tile roof with you from eave to ridge. I confirm flashing seals, ridge tile seats, and site cleanup are right. Warranty paperwork and permit sign-off follow.

Local Experience You Can Verify

Top Quality Exteriors was founded in 2022, and our crew brings over 7 years of industry experience to Florissant tile work. We are BBB Accredited with an A+ rating, licensed in Missouri and Illinois, and carry General Liability and Workers’ Compensation insurance on every job. On a tile roof near Old St. Ferdinand Shrine or along Washington Street, that paper trail matters as much as the craft, and homeowners feel it from day one.

Our Florissant tile jobs are permitted through the city building department, matched to Code 500.330(18) via Building Commissioner sample approval, and installed with upgraded underlayment, batten layout, and valley metal tuned to the north county hail corridor. Every job carries a 36-month workmanship warranty baseline, with extended coverage up to Lifetime on selected products. Homeowners from Paddock Forest to Old Jamestown get a real crew on a real schedule.

What Tile Roofing Costs Here

Tile roof replacement cost in Florissant moves with four honest variables: the material you pick, the condition of the decking we uncover, the pitch and square footage of the roof, and the detailing the house asks for. A concrete tile roof runs lower than a true clay tile roof, and a synthetic clay tile system can hit a mid-point that keeps the Old Town look without the full weight. We quote line by line so you see every cost item on the job up front.

Value shows up over the decades. A proper clay tile roof on a Mediterranean tile roof home can carry 50 to 75 years when batten, underlayment, and ridge tile detailing are done right, and insurance treats a well-installed tile roof as a durable asset after hail-corridor storms like the May 19, 2025 event. We offer Hearth and GreenSky financing so Florissant homeowners can match a monthly payment to the real lifespan of the material and the home.

Frequently Asked Questions

A tile roof replacement cost in Florissant typically runs higher than asphalt because the material, batten layout, and underlayment are all specialized. Concrete tile is the lower-cost option, true clay tile is the premium, and synthetic clay tile lands in the middle. Decking condition and pitch move the final number, and we quote line by line after a free inspection.
Yes. The City of Florissant requires a building permit for all residential re-roofing jobs, pulled through its own building department rather than St. Louis County. We handle the permit, submit the roof plan showing ridges, valleys, flashing, and ventilation, and manage the Code 500.330(18) sample approval with the Building Commissioner before any tile is set.
Clay tile is kiln-fired earthenware with the classic Mediterranean look, strong color-fastness, and a 50 to 75 year lifespan on a well-built roof. Concrete tile is cast concrete with a surface coating; it is heavier, less expensive, and still durable but can fade over time. On a Florissant Spanish-Revival home we usually recommend clay or synthetic clay for the look.
Yes. A broken roof tile replacement is a legitimate stand-alone repair on an otherwise sound tile roof. We match the profile — S-tile, barrel tile, or flat tile — pull the cracked unit, inspect the underlayment and batten beneath, and reset the new tile with proper flashing. We only recommend a full replacement when the underlayment is at end of life.
A properly installed Spanish tile roof on a Florissant home can carry 50 to 75 years, often outlasting two or three asphalt tear-offs on the same house. Lifespan hinges on the underlayment, batten, flashing, and ridge tile detailing, not just the tile itself. Our crew installs with upgraded synthetic underlayment so the whole system reaches that service life.
From a sidewalk on Washington Street or near Old St. Ferdinand Shrine, modern synthetic clay tile is very hard to distinguish from real clay. The color, barrel profile, and shadow line match the historic look while cutting weight, cost, and brittleness. We show real on-site samples next to a neighbor’s original clay roof before you commit to a system.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
