Thinking about trading your worn asphalt for a 50-year metal roof? We’ll walk your Florissant ranch, check the deck sheathing, and show you panel samples on your porch. Call (314) 618-8888 for a written estimate sent to your inbox the same day.
If you own a home in Florissant and your roof is on its second or third asphalt cover, metal roofing is the upgrade that finally ends that cycle for good. The post-WWII ranch belt covering roughly 75% of the city was built between the 1940s and 1960s, and those originally asphalt-shingled roofs weren’t designed to shrug off the 2-inch hail that landed here on May 19, 2025. At Top Quality Exteriors, we install standing-seam and snap-lock metal systems built to outlive the next generation of storms rolling in from the southwest.
Florissant’s own permit code adds a wrinkle most contractors skim past: Code 500.330(18) requires material-matching approval from the Building Commissioner, and deteriorated board sheathing on 1940s decks is deemed “non-nailable” and must be replaced before new metal panels go down. We handle those details on every job, from 24-gauge steel panels to Kynar 500 color-matched trim and valley flashing. Pair your metal system with a Class 4 impact-rated asphalt shingles in Florissant comparison if you want to see cost against lifespan.
Our installs start with a tear-off down to the deck, because that’s the only way to catch the board sheathing issues typical in homes off New Halls Ferry Road or Lindbergh Boulevard. On older ranches near Koch Park, we routinely find 1x plank decking that fails Florissant’s nailability test — once that’s swapped for solid plywood or OSB, we lay a high-temp synthetic underlayment and ice-and-water shield at eaves, valleys, and penetrations. Standing-seam panels run from ridge to eave with concealed clips that let the metal expand and contract through 20-degree January mornings and 95-degree July afternoons without oil-canning. Snap-lock profiles work well on simpler ranch geometries where mechanical seaming isn’t necessary; exposed-fastener R-panel is reserved for outbuildings. Every job gets drip edge at eaves per Florissant code, snow guards above entrances, and slate roofing in Florissant is our go-to alternative on Old Town historic homes where metal would clash with the district’s character.
Metal is a 50-year decision, so the first visit is a real conversation and not a sales pitch. Here is exactly how a Florissant metal roof install moves from the first phone call to the final walk-through on every ranch or Old Jamestown home.
We walk every slope, measure panel runs, and check your deck for Florissant’s non-nailable flag. Hail bruises and worn flashings get photographed. Report in your inbox same day.
We lay out standing-seam, snap-lock, and R-panel samples in Galvalume and aluminum alloys. You pick profile, gauge, and Kynar color on your porch. Options get priced side by side.
Your estimate itemizes decking swaps, underlayment grade, panel count, flashing, snow guards, and ridge cap. No vague allowances mid-tear-off here. Hearth or GreenSky applied.
We pull your Florissant permit and submit samples for Code 500.330(18) match approval. Crew tears off, swaps non-nailable deck, and sets panels. Most ranches finish in four days.
We walk the roof, the attic, and the yard with you before any invoice gets sent. You see every seam, every flashing, and the magnet sweep. Workmanship paperwork is handed over.
Top Quality Exteriors was founded in 2022, and the owner and crew bring over 7 years of industry experience to every north county install we take on. We are an Owens Corning Preferred Contractor, James Hardie Alliance Program Member, and BBB Accredited with an A+ rating, licensed in both Missouri and Illinois with full general liability and workers’ compensation coverage. On an install near Koch Park, that paperwork stands between you and real problems.
Metal is unforgiving on bad decking, so our crew of 52+ pulls Florissant’s building permit, submits samples for Code 500.330(18) match approval, and swaps any 1x plank sheathing that fails the non-nailable test. For complex builds on larger homes, our commercial roofing in Florissant team handles mixed low-slope and standing-seam transitions. Every roof carries our 36-month workmanship warranty baseline, with lifetime options on select metal panels.
A metal roof on a Florissant ranch typically runs $6.10 to $13 per square foot installed, which puts most 1,400 to 1,800 sq ft one-story homes in the $12,000 to $23,000 range for the finished install. Standing-seam with 24-gauge steel and a Kynar 500 finish sits at the top end; snap-lock in 26-gauge aluminum lands at the lower end. Exposed-fastener R-panel is cheaper still but is strictly reserved for outbuildings and workshops.
Two Florissant-specific line items can move your quote: non-nailable decking replacement and the material-sample submission to the Building Commissioner for Code 500.330(18) match approval. Both are honest costs, not markup, and we show them separately on paper. Hearth and GreenSky financing make the jump from asphalt to metal easier to absorb over 60 or 84 months, and a Class 4 impact rating usually earns an insurance premium discount that pays part of the bill back.
Every credential we carry is a commitment to quality, safety, and your peace of mind — on every project, in every state we serve.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.Posted on Google![]()

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!Posted on Google![]()

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
