Slate Roofing Restoration in St. Louis

Slate roofing in St. Louis is a craft trade, not a general roofing job, and the century-old mansions across Lafayette Square, Compton Heights, and Holly Hills prove exactly why homeowners protect it. The original Vermont and Buckingham slate on these homes has weathered 100+ Missouri winters, freeze-thaw cycles, and hail-heavy summers, and can keep going another full lifetime when the copper flashing, ridge slates, and fasteners are properly restored. At Top Quality Exteriors, our crews approach every slate roof as the historic asset it truly is.

Our approach favors preservation over replacement wherever it’s viable: individual slate swaps with matched stock, copper flashing renewal at valleys and chimneys, and full re-slating only when the original material has passed its service life. For homes carrying terracotta or clay accents, we coordinate closely with our tile roofing in St. Louis team so ridge lines, dormers, and hip caps stay period-correct. Every scope is documented with photos and city permit details before any work begins.

What Sets Our Slate Work Apart

  • Hand-cut Vermont, Buckingham, and reclaimed slate matching
  • Copper valley, step, and chimney flashing installed to spec
  • Historic-district permitting and Preservation Board coordination

Slate Built for Missouri’s Climate

Natural slate on a St. Louis home is a system, not just a roof covering — and every part of that system reacts to Missouri weather. S1-grade Vermont and Buckingham slate has an expected service life of 100 to 150 years, but the copper valleys, ridge saddles, and step flashing that sit between the slates typically age faster and are usually what causes leaks, not the slate itself. Freeze-thaw cycles work moisture into hairline delamination, hail from the March-through-June corridor can crack individual slates, and windblown limbs off older oaks around Tower Grove Park and Forest Park chip corners over decades. Our crews inspect every course with the same care as the field, replace failed slates with grade-matched stock, and rebuild copper details with lead-tin solder joints where the original craftsmen used them. For homeowners weighing synthetic options like Davinci, EcoStar, or Brava, we walk through the trade-offs honestly on the front end. Our Slate Roofing Process

Slate work moves slower than asphalt, and it should. Every project starts with a course-by-course survey, a permit review with the City Building Division, and a written scope that spells out which slates come off and which stay. Here’s how we run it.

On-Site Survey

We walk your slate roof, hatch to ridge, and check every field slate, ridge saddle, and copper detail. Failures on city homes sit at wall junctions. Photos come with your report.

Scope & Estimate

You get a written scope by course, slate grade, and flashing metal. Line-item pricing lets you pick repair, partial re-slate, or full restoration — no pressure. Permits are listed.

Permit Filing

We pull the roof permit through the City of St. Louis Building Division on your behalf. Historic homes get Preservation Board sign-off first. Turnaround runs one to three days.

Slate & Flashing

Our crew stages replacement slates from graded stock, then rebuilds copper valleys and ridge caps. Old slate hooks and nails come out cleanly so decking stays sound. Fit by hand.

Final Inspection

We walk the finished roof with you and hand off documentation: permit, photos, slate origin, and workmanship warranty. Punch-list items close before we leave. Files stay on record.

Why St. Louis Trusts Our Slate Crew

Top Quality Exteriors was founded in 2022, and our owner brings more than seven years of industry experience running slate and specialty roof work. That matters here because most slate roofs in the St. Louis city footprint sit on properties older than 90 years — Lafayette Square Victorians, Compton Heights mansions, Holly Hills homes — where a wrong nail size or flashing gauge can shorten a roof’s life by decades. We hire slaters, not general roofers.

We’re a BBB Accredited Business with an A+ rating, licensed in Missouri and Illinois, and carry general liability and workers’ compensation insurance. Our workmanship warranty runs 36 months as a firm baseline, with extended coverage available depending on the material system. As an Owens Corning Preferred Contractor on the asphalt side, we hold the same documentation discipline on slate: measurable, permit-tracked, photo-verified from tear-off to closeout.

Slate Roof Costs & Long-Term Value

Slate is the highest-ticket item in residential roofing — expect a full St. Louis slate project to open at $40,000 and climb from there based on square footage, pitch, and copper spend. Repair-only work on an existing slate roof can land between $2,500 and $8,000 when the copper valleys are already sound. Synthetic slate systems from Davinci, EcoStar, or Brava usually deliver an authentic historic look at roughly one-third to one-half the cost of quarried stone.

The math shifts once you take a 30-year view. A 100-plus-year natural slate roof outlasts three or four asphalt replacements, and it holds appraisal value on historic-district properties near Lafayette Park and Tower Grove that comparable asphalt does not. Missouri carriers usually cover storm-damaged slate at RCV when the coverage is written for the material, so a repair supplement after a hail event can move a five-figure claim without a premium change.

Frequently Asked Questions

For a natural slate roof in St. Louis, plan on $40,000 as a realistic starting point for a small historic home, and $60,000 to $120,000 for larger Lafayette Square or Compton Heights properties. Cost scales with slate grade, pitch, waste factor, and how much copper flashing has to be rebuilt. Synthetic slate can trim that number by 30 to 50 percent.
S1-grade Vermont and Buckingham slate is rated for 100 to 150 years, and the Missouri climate treats it well when copper flashings are maintained. Most St. Louis slate roofs actually fail at the flashings first, not at the stone. With a copper valley rebuild every 40 to 60 years and periodic slate swaps, you get a roof that outlasts three asphalt replacements.
Yes, and that’s usually the right call. If the field slates are sound and the leak traces to a valley, chimney, or ridge saddle, we replace only the affected slates and rebuild that copper detail. Full re-slating is only justified when large sections are delaminating or the underlayment is failing. You get photos and a scope before either path is chosen.
Yes. The City of St. Louis Building Division requires a roof permit for any material change or when more than 25 percent of the decking is replaced. Historic-district homes in Lafayette Square, Soulard, or Compton Heights also need Preservation Board sign-off before the permit issues. We pull the paperwork and coordinate the review as part of the project scope.
Natural slate is quarried stone — Vermont, Buckingham, or reclaimed — with a service life of a century or more and weight of 800 to 1,500 pounds per square. Synthetic slate from Davinci, EcoStar, or Brava is a polymer or rubber composite that mimics the look at one-third the weight and half the cost. Both hold Class A fire ratings; synthetics carry 50-year warranties.
Better than most homeowners assume. S1-grade slate can crack from a direct large-hail strike, but the failure stays limited to a handful of exposed slates rather than sheet-wide damage the way asphalt fails. Missouri insurance carriers typically cover storm-damaged slate at replacement cost, and our crews match cracked stones from graded stock so the roof stays consistent.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
