Residential Roofing for St. Louis Homeowners

Owning a brick home in the City of St. Louis means facing a roof that fights parapet leaks, failed coping mortar, and hail-driven soft-metal damage every season. Residential roofing in St. Louis is not the suburban asphalt-shingle job most contractors are used to, since Dutchtown two-flats and Soulard rowhouses hide flat and low-slope membranes behind decorative brick parapets while Bevo Mill bungalows carry pitched shingle roofs. Top Quality Exteriors handles both under one in-house roofing crew that knows this city block by block, South City to Central Corridor.

Our residential work covers full tear-off, dimensional and architectural shingles, ice-and-water shield at valleys and eaves, ridge-vent balance with soffit intake, and mod-bit or EPDM membrane repairs behind brick parapets. We coordinate the City of St. Louis Building Division permit, walk owners through Preservation Board review, and pair each install with a 36-month workmanship warranty. Many owners bundle a fresh roof inspection in St. Louis or a phased roof replacement in St. Louis.

What residential roofing covers

  • Full tear-off, decking repair, and code re-roof on pitched homes
  • Parapet-flashing and coping work on two-flats and rowhouses
  • Ridge-vent upgrades tied to soffit intake and attic health

Built for brick and parapet

A residential roof in the City of St. Louis rarely fits one profile, and our crew shifts scope by neighborhood. On a Lafayette Square Victorian we might strip layered wood-shake underlay, sister rotted decking, and reset copper valleys before laying architectural asphalt shingles or matching the original slate on the front gable. On a Soulard rowhouse the same crew moves to torch-down mod-bit or fully-adhered TPO behind a shared brick parapet, coordinating with the neighbor on party-wall flashing and the coping-stone joint that carries the seam. Bevo Mill and Holly Hills bungalows near the windmill get standard tear-offs with ridge vents cut in and Cheltenham red brick chimneys stepped in fresh lead flashing. Every job routes through the City Building Division for permit, and historic-district properties in Compton Heights, Soulard, or Lafayette Square route through Preservation Board sign-off before we stage a single dumpster. Our 5-step roofing process

Every residential roof in St. Louis gets the same 5-step path, whether it is a pitched Holly Hills bungalow or a flat-roofed Tower Grove two-flat. We slow down at inspection, over-explain the estimate, and stay on-site to walk. Here is how it runs.

Free Inspection

We climb the roof, drone the field, and map every parapet stone. I document decking, flashing, and vent condition with dated photos. You get honest findings the same afternoon.

Written Estimate

I sit at your table with a line-item scope, not a napkin number. We walk material grade, ridge-vent plan, and any historic steps. You leave knowing exactly what the work covers.

Permit & Prep

We pull the City Building Division permit and sequence historic review. Material stages off the alley, and neighbors get a schedule. Your yard and beds get tarps before day one.

Roof Install

Tear-off, decking, and underlayment go down first each day. Shingles, mod-bit, or TPO follow the block plan we set. Every night ends water-tight, no matter what the sky is doing.

Final Walkthrough

We magnet-sweep the yard and haul every scrap the same day. You walk the roof with the foreman, punch-list in hand. Warranty paperwork and photos hit your inbox before we leave.

Why St. Louis owners hire us

We are a locally owned crew founded in 2022 and backed by 7+ years of industry experience across Missouri and Illinois. Every residential roof we install is Owens Corning Preferred Contractor eligible, and we hold BBB A+ accreditation, general liability, and workers compensation on file for every project we run. Homeowners in Dutchtown, Bevo Mill, and Lafayette Square hire us because we do not sub the roof out to a rotating day-labor crew we barely know.

That matters on a brick block where the flashing detail at a shared parapet decides whether the plaster ceiling below stays dry through a February freeze-thaw. Our foremen have run parapet tear-offs on Soulard rowhouses, valley rebuilds on Tower Grove Victorians, and full re-roofs on The Hill bungalows. We back every install with a firm 36-month workmanship warranty, and on selected Owens Corning products, extended lifetime coverage is available.

Residential Roof Cost & Value

Residential roofing pricing in the City of St. Louis moves with pitch, square footage, decking condition, and how many layers of old asphalt or wood shake we tear off. A basic Bevo Mill bungalow re-roof lands lower than a Lafayette Square Victorian with slate, copper, and dormer detail, and a Soulard flat-roof mod-bit swap prices differently again. We walk every homeowner through the numbers on paper before signing anything.

Real value shows up in the parts nobody sees from the sidewalk: full ice-and-water shield past the interior wall line, ridge-vent balance tied to soffit intake, code-compliant decking, and correct step and counter flashing at every chimney or skylight. We offer Hearth and GreenSky financing for qualified homeowners so a good roof does not sit on a maxed credit card. Insurance-eligible storm work is billed direct to the carrier, never padded onto your out-of-pocket cost.

Frequently Asked Questions

Residential roofing pricing in St. Louis depends on pitch, square footage, decking condition, tear-off layers, and material grade. A basic asphalt re-roof on a Bevo Mill bungalow prices well under a full slate restoration in Lafayette Square, and a flat-roof mod-bit swap on a Soulard rowhouse prices differently again. We put every number on paper, and Hearth or GreenSky financing is available.
Most full residential re-roofs in the City of St. Louis need a permit through the Building Division, and material changes or tearing off more than 25 percent of the decking always do. Like-for-like same-material work under that threshold can be exempt. Historic districts add a Preservation Board review before the permit is issued, which we sequence for you as part of the job.
Most single-family pitched residential roofs in St. Louis wrap in one to three days, weather cooperating. Soulard rowhouses and Dutchtown two-flats with mod-bit or TPO behind a parapet run a bit longer because the wall junction and coping stones get their own attention. We hold a firm start date and stay on-site until the punch-list closes with you and the foreman.
Yes. A large share of St. Louis residential work is flat or low-slope mod-bit, EPDM, or TPO tucked behind decorative brick parapets on Soulard, Dutchtown, and Tower Grove two-flats and rowhouses. Our foremen diagnose the parapet flashing and coping-mortar joints first, since that wall junction, not the field membrane, is the usual leak source in these older homes.
Top Quality Exteriors LLC is a BBB Accredited Business with an A+ rating, licensed in Missouri and Illinois, and carries both general liability and workers compensation on every residential roofing job. We provide certificates on request before work starts, and every install is backed by our 36-month workmanship warranty as a firm baseline across the whole crew.
Yes. The May 16, 2025 EF3 tornado tore roofs off roughly 5,000 St. Louis homes, and we have been working carrier claims across North City and the Central Corridor since. We meet the adjuster on-site, document damage with dated drone and ground photos, and bill approved scopes directly to your insurance carrier when the loss is eligible for coverage.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
