Free Roof Inspection in St. Louis, MO

A free roof inspection in St. Louis, MO is the fastest way to learn whether your two-flat, bungalow, or brick rowhouse actually needs work before the next storm blows in off the Mississippi. Since the May 16, 2025 EF3 tornado tore roofs off roughly 5,000 city homes and the metro still averages three to five significant hail events a year, waiting to look only costs you money in interior brick spalling and rotted decking. At Top Quality Exteriors, we climb the roof, walk the parapets, and hand you a written report — not a sales pitch.

Our free, no-obligation inspection covers 21 points from ridge to gutter, uses a drone on steep or unsafe pitches, and pays special attention to the parapet-to-membrane flashing and coping-stone joints that leak first on South City flats. You get dated photos, a plain-English write-up of every finding, granule-loss and hail-bruise notes, and, if damage points to an insurance claim, help sequencing the next call — a targeted roof replacement in St. Louis or a smaller fix. No pressure to sign anything the day we visit.

What our roof inspection includes

  • Drone and 21-point visual scan of field, valleys, and pipes
  • Parapet, coping-stone, and chimney flashing check on flat roofs
  • Written report with photos and any insurance-claim documentation

How St. Louis Roofs Actually Fail

Most St. Louis leaks don’t start in the middle of the shingle field — they begin where the roof meets a brick parapet, a chimney, or the coping stones capping a two-flat wall. In Soulard, Dutchtown, and Tower Grove South, we regularly find failed mortar joints on coping stones running water down inside multi-wythe brick, softening plaster two stories below before the ceiling ever shows a stain. On pitched houses in Lafayette Square and The Hill, the culprits shift: worn pipe boots, undersized ridge vents from an old 1980s reroof, popped nails from freeze-thaw stress, lifted architectural shingles from 107 mph gusts, and granule loss where hail bruises the mat but leaves no obvious crack. Our inspectors work top-down on modified bitumen, EPDM, and TPO membranes, then poke every soft spot with a probe before ever calling a roof “fine.” A thorough inspection separates a $400 flashing rebuild from a full roof repair in St. Louis — and tells you what your homeowner policy will and won’t cover after the May 2025 storms.

Our 5-Step Inspection Process

Every roof inspection in St. Louis follows the same five steps, whether you own a Bevo Mill bungalow or a Carondelet two-flat. It keeps our findings apples-to-apples, gives you a written record insurers respect, and turns guesswork into a plan.

Book Free Visit

Call (314) 618-8888 or book an inspection online in under a minute. We schedule a two-hour arrival window, usually same week. No card, no deposit — the visit is genuinely free.

Ground Walkaround

We start on the ground: gutters, downspouts, fascia, soffit, and brick spalling below coping. Wall stains tell us where to look up top. Then we set ladders on driveway or alley.

Full Roof Check

On the roof we hand-inspect field shingles, flashing, ridge caps, valleys, and pipe boots. On flats we walk seams and probe soft spots. Every finding gets a chalk mark and a photo.

Drone Photos

For steep slates or storm-hit pitches we launch a drone. High-res stills show hail bruises and lifted shingles without a boot on the roof. Every photo is time-stamped for insurers.

Written Report

Within 24 hours you get a PDF report with photos, findings, and repair options. If damage looks claim-worthy, we outline the next steps. Nothing to sign — the timing is yours.

Storm Damage Inspection Experience

Top Quality Exteriors was founded in 2022, backed by over 7 years of industry experience and a 52-plus team that lives and works across St. Louis. That local depth matters on a storm damage roof inspection in St. Louis — we know which South City parapets shift after straight-line winds, which North City rooftops took the brunt of the May 16, 2025 EF3 tornado, and which pitched neighborhoods around Forest Park still get graded by adjusters differently than the flats.

As an Owens Corning Preferred Contractor and BBB Accredited business with an A+ rating, we document everything the way insurers expect: dated photos, granule-loss counts per test square, and hail-bruise mapping. Missouri gives homeowners 12 months to file a claim. When your policy triggers a full residential roofing in St. Louis replacement, our findings sit next to the Xactimate scope — supplementing line items instead of fighting the number.

Roof Inspection Cost in St. Louis

Most St. Louis roofing companies, ours included, offer the residential inspection free of charge because the visit itself only costs an hour on the roof — and it’s the honest way to earn a replacement bid. Paid roof inspections in the metro run about $175 to $350 for a written report, more with infrared or third-party certification. A pre-purchase certification tied to a real estate deal typically lands around $250 to $500, depending on square footage and pitch.

The value isn’t the price — it’s what you learn. A single hail bruise you would have missed can shift a $600 repair into a $12,000 insurance-covered replacement, provided the inspection happens inside Missouri’s 12-month claim window. On the other end, we regularly walk homes where the owner was quoted a full tear-off when the real issue was two lifted ridge caps, a chalking pipe boot, and a loose valley. We’ll tell you which one you have — no upsell.

Frequently Asked Questions

Most residential inspections we run in St. Louis are free of charge, including a written report and photos, because we make our money on the repair or replacement that follows if damage is real. Paid third-party inspections in the metro area run about $175 to $350 for a report only, or $250 to $500 for a pre-purchase certification tied to a home sale.
It’s a top-to-bottom walk of the roof and its supports. We check field shingles, valleys, flashing, ridge caps, pipe boots, chimney and skylight seals, ventilation, drip edge, gutters, fascia, soffit, decking sag, and attic ventilation. On flats we add parapet, coping-stone mortar, and seam inspection. You get every finding with photos in a written report.
Yes. For steep pitches like Lafayette Square slates, storm-hit roofs where walking is unsafe, or two-story flats behind tall parapets, we launch a drone with a 4K camera. High-resolution stills let us document hail bruising, lifted shingles, and coping-stone gaps without stepping on a compromised surface, and every image is time-stamped for insurance.
Once a year is the baseline in a hail corridor like ours, and always after a hailstorm or a wind event over 60 mph. Missouri gives most homeowners 12 months from the date of damage to file a claim, so a prompt inspection right after a storm protects both your roof and your policy. Older or previously repaired roofs may benefit from a semi-annual check.
Hail bruising shows up as round, dark spots on asphalt shingles where granules have been knocked loose and the mat below is soft to the touch. On metal roofs you’ll see dents across flashings, valleys, and vents. On flat roofs, hail leaves circular impact craters in mod-bit or TPO membrane. Most homeowners can’t spot the difference from the ground level.
If damage is real, yes. We document dated photos, per-square granule loss, hail-bruise mapping, and coping and flashing findings in a format insurers work with. Under Missouri statute a contractor has the right to attend the adjuster’s inspection, so we’re on the roof with them, and any missing line items get supplemented against the Xactimate scope.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
