Siding Installation in Florissant, MO

Your post-war ranch is on its original aluminum, or an aging vinyl re-side from the 1980s, and after the 2-inch hail on May 19, 2025 the dents and cracks on the west elevation finally tipped you into replacement. The brittle panels on the south gable are chalking, your corner trim is pulling at the J-channel, and matching a new piece to the sun-faded original is nearly impossible. Top Quality Exteriors handles siding installation for Florissant homes along New Halls Ferry, Charbonier, and Patterson Rd with crews who know the 1940s–60s wall build you have.

We measure every elevation on your home, pull your Florissant building permit, and install the system that matches your house, your neighborhood, and your budget — vinyl siding in Florissant for a clean, affordable refresh of a 1950s ranch, or a step up to James Hardie siding in Florissant on larger Old Jamestown homes near Coldwater Creek. Every install carries our 36-month workmanship warranty, Hearth and GreenSky financing is on the table for qualified owners, and Mario walks every job before we hand it over.

Why Florissant Homeowners Pick Us

  • Local crews familiar with 1950s ranch wall framing details
  • James Hardie Alliance and Owens Corning Preferred status
  • Hearth and GreenSky financing for qualified Florissant owners

Built for North County Walls

Siding installation on a Florissant ranch is a different animal than a new build out in Old Jamestown. Roughly 75% of Florissant homes were built in the 1940s–60s on un-insulated 2×4 framing, so when we strip the old aluminum or brittle vinyl we usually recommend a continuous foam underlayment, or siding repair in Florissant on sound elevations before full tear-off. We inspect sheathing, fascia, and soffit on every square, replace rotted boards near eaves and valleys, and install starter strip, J-channel, inside and outside corner trim, and finish caps per manufacturer spec. The Florissant Building Department requires a permit for exterior re-cladding on residential homes, and our office pulls it before the first crew truck arrives on New Halls Ferry, Washington St, or Charbonier Rd. Hot humid summers, freeze-thaw winters, and hail-corridor spring storms are the three forces your siding has to survive in north county — we spec, flash, and fasten for all three.

Our 5-Step Install Process

We’ve refined this process across hundreds of Florissant siding jobs — from brick ranch gables near Koch Park to full west-side re-sides along Patterson Rd. Here’s exactly how your project moves from the first call to the final walk-through.

Free Inspection

I walk every elevation, measure square footage, and photograph each wall. I note trim details, fascia state, and sheathing issues. You get a written scope and quote the same visit.

Material Match

We sit at your kitchen table and pick colors, profiles, and trim. I bring vinyl, Hardie, and insulated samples. You see the look next to your brick before anything gets ordered.

Permit & Order

Our office pulls your Florissant building permit and files the plan. We order siding, trim, and fasteners from the local supplier. Delivery lands on your drive before crews start.

Clean Install

Crews tear off old siding, inspect sheathing, and replace rot. We install house wrap, starter, panels, and trim per spec. Daily cleanup keeps your yard walkable every evening.

Final Walkthrough

I walk every elevation with you, point out finish details, and confirm trim lines. We hand over warranty papers, color codes, and registration. Your 36-month coverage starts here.

Local Know-How That Matters Here

Florissant has its own permit code and its own quirks. City Code 500.330(18) governs material matching on roof coverings, and the Building Commissioner expects visible repairs to blend on heritage streets like those near Taille de Noyer and the Old St. Ferdinand Shrine. Our office knows which inspector covers New Halls Ferry versus the Old Town grid, which days of the week the plan reviewer is in, and we build that schedule in before day one on your driveway.

Our installers have handled 1940s board sheathing, 1960s T1-11 panels, and modern OSB on the same block near Paddock Forest. We know when to switch fastener length, when a continuous foam underlayment is worth the upcharge on an un-insulated 1950s wall, and when a tight repair saves you a full tear-off. Mario Granados, our owner, personally walks every Florissant job before and after install and signs off on each final elevation himself.

Honest Pricing and Financing

Siding installation on a Florissant ranch typically lands at the lower end of the metro range because the footprint is modest and the geometry is simple. Vinyl pricing stays the most affordable per square and is the volume-city workhorse here; insulated vinyl adds real R-value for the un-insulated 1950s walls that still dominate New Halls Ferry and Charbonier; James Hardie fiber cement sits at the top for owners planning to stay in their custom home 20-plus years.

We offer Hearth and GreenSky financing for qualified homeowners, so a $12,000 vinyl re-side can move to a manageable monthly payment instead of a lump sum out of your savings. Insurance-funded storm claims from the May 19, 2025 2-inch hail and the March 2025 EF2 tornado track through Florissant still have time left on Missouri’s 12-month claim window — we document the damage with dated photos and work directly with your adjuster.

Frequently Asked Questions

Yes. The Florissant Building Department requires a permit for exterior re-cladding on all residential properties within city limits. Our office pulls it under your address before the first crew truck arrives, submits the material plan, and keeps the signed permit card on-site through final inspection. You pay nothing extra for us to handle the paperwork.
Most Florissant ranch homes finish in 4 to 7 working days once materials land on your driveway and the permit is posted. Larger Old Jamestown homes or two-story homes near Patterson Rd typically run 8 to 12 days end to end. Spring hail-season weather in April and May can add a day or two, and we always schedule carefully around forecast storms and heavy rain.
Insulated vinyl and James Hardie fiber cement both perform strongly against the 1 to 2-inch hail we see annually in north county Missouri. The May 19, 2025 event dropped 2-inch stones on Florissant, and Hardie’s ASTM impact rating plus insulated vinyl’s foam backing resist dents, cracks, and panel breaks far better than standard builder-grade siding.
Rarely with a clean result. Aluminum siding from the 1960s has oxidized, chalked, and faded in ways no new product reproduces precisely on the first try. We’re honest about this at the inspection — if the color-match will look obvious from the street or driveway, we recommend re-siding the full elevation rather than patching a visible seam against aged metal.
For un-insulated post-war framing, yes, almost always. Most Florissant ranches have empty 2×4 wall cavities, so adding insulated vinyl or a continuous foam underlayment behind Hardie raises R-value, cuts summer heat gain, and softens winter drafts noticeably. The energy savings compound year after year on 60-year-old walls that were never built to current code.
Yes. We document the damage with dated photos, meet your adjuster on-site, and build a scope that matches the carrier’s estimating system. Missouri gives you 12 months to file after a dated storm, so the May 2025 hail and the March 2025 EF2 tornado events through Florissant still qualify. We handle the paperwork, and you sign the final release at the end.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
