Roof Inspection in Richmond Heights, MO

A thorough roof inspection in Richmond Heights starts with the realities of our 1930s brick bungalows and Tudor Revivals, where steep multi-gable planes, dormers, and masonry chimneys hide problems that a quick drive-by can never catch. After the May 16, 2025 EF3 tornado tore through town, many homeowners here learned the hard way that missing flashing or lifted shingles can quietly leak for months before a ceiling stain appears. At Top Quality Exteriors, we climb every valley, chimney cricket, and dormer saddle to give you an honest, photo-documented report.

Our inspectors spend 60 to 90 minutes on a typical pre-war home off Big Bend Boulevard, documenting shingle condition, step and counter-flashing at brick chimneys, soffit and fascia wear, attic ventilation, and the plank or skip-sheathing decking that often hides beneath original layers. You get a written report with annotated photos the same day, so if you need a roof replacement in Richmond Heights, repairs, or just reassurance before closing on a Hampton Park bungalow, you can make a decision with the facts in front of you.

What We Look For on Every Roof

  • Shingle condition, lifted tabs, hail bruising, and granule loss
  • Step and counter-flashing at brick chimneys and dormers
  • Attic ventilation, decking soundness, and moisture signs

Why Richmond Heights Needs This

Richmond Heights sits in one of the country’s busiest hail corridors, with three to five significant hail events a year and the May 15–16, 2025 outbreak that spawned the EF3 tornado and dropped limbs across the 63117, 63143, and 63144 ZIP codes. On a steep Tudor Revival off Hanley Road or a brick cottage near The Heights community center, those storms don’t always leave an obvious hole — they lift ridge caps, bend valley metal, bruise mats under the surface, and loosen the step flashing where a masonry chimney meets the deck. A proper inspection catches those failures before freeze-thaw cycles pry them open through winter, and before summer humidity pushes attic condensation into brittle plank decking. Our crew documents every finding with photos, measurements, and plain-language notes, so you can decide whether you need targeted roof repair in Richmond Heights, a full replacement, or simply a maintenance schedule to protect a 1930s roofline for another decade without surprise leaks.

Our 5-Step Inspection Process

We built our process around pre-war brick homes and the narrow, winding streets of Richmond Heights, so staging is safe, the roof gets a close look, and you walk away with a clear, photo-documented report you can hand to a lender, insurer, or buyer.

Free Inspection

We arrive on time at your Richmond Heights property to climb. The crew sets ladders safely on the narrow driveway and lawn. The visit always stays free whether you hire us or not.

Shingle Survey

We walk the full roof, scanning every shingle and ridge cap. On Tudor planes, we probe each dormer and valley seam. Hail bruises and lifted tabs get marked on the roof diagram.

Flashing Check

We check every chimney, saddle, and skylight flashing joint onsite. Masonry walls get a close look at step and counter-flashing. Lifted or rusted metal gets flagged for sealing.

Attic Review

We enter the attic to check ventilation, insulation, and leaks. Plank or skip-sheathing decking shows up on pre-war homes. Any moisture, mold, or rot gets photographed on the spot.

Written Report

You get a same-day written report with annotated photos. We rank the issues by urgency and estimate fixes clearly for you. The report works for insurance, lenders, or buyers alike.

Trusted by Richmond Heights Owners

Top Quality Exteriors was founded in 2022 by owner Mario Granados, with the team bringing more than seven years of combined industry experience to every Richmond Heights roof we touch. We’re BBB Accredited with an A+ rating, licensed in Missouri and Illinois, and carry general liability and workers’ compensation insurance. For bigger projects, our residential roofing in Richmond Heights crew is a short drive from Big Bend and ready to show up for your home.

Our inspectors show up in branded trucks, in uniform, and ready to answer questions in plain English. Every finding lands in a written report the same day — photos, measurements, and clear notes — because a roof inspection is useless if you can’t understand it. We back our workmanship with a 36-month warranty, offer up to a lifetime warranty on select installed systems, and run a real 24/7 emergency line that picks up when a storm hits Richmond Heights at 2 a.m.

Inspection Cost in Richmond Heights

Standard inspections for a typical Richmond Heights home run free when you are considering repair or replacement work with us. For stand-alone inspections tied to a sale, lender request, or an insurance claim, pricing usually sits in the $150 to $450 range depending on roof size, pitch, number of planes, and whether the home has a steep Tudor or dormered layout. Insurance-claim inspections are usually free when we handle the storm restoration from start to finish.

Richmond Heights roofs run the gamut from compact brick bungalows near Hampton Park to larger Tudors in Berkshire, so a flat per-square number would mislead you. We quote in person after our 5-step inspection, which keeps numbers honest and avoids the surprise change orders that often follow a drive-by estimate. Financing is available through Hearth and GreenSky, and we are happy to break the quote into priority repairs now and larger replacement work later.

Frequently Asked Questions

Most Richmond Heights inspections run free when we are quoting repair or replacement work. Stand-alone inspections for a home sale, a lender, or an insurance claim typically fall in the $150 to $450 range, depending on roof pitch, size, and the number of dormers and valleys. We confirm the exact fee in writing before we climb, with no surprise add-ons the day of the visit.
Plan on 60 to 90 minutes for most houses, longer for a steep Tudor Revival with multiple dormers, cut-up planes, and brick-to-roof flashing joints. We walk the exterior, climb the roof, enter the attic, and photograph everything we find before writing the report. On condo units in Brentwood Forest, we also coordinate with the board on access, timing, and ladder staging.
Yes, we strongly recommend one. The May 16, 2025 EF3 tornado tore through town with winds near 150 mph, uprooting trees and dropping limbs on steep brick-home roofs across Richmond Heights. Damage can be subtle — bruised mats, loosened flashing, lifted ridge caps — and often shows up as a leak months later. Our documented report also helps your insurance adjuster see what the storm actually did.
Yes, this is the stock we work on most in Richmond Heights. Our crews are trained for steep multi-gable pitches with masonry chimneys, dormer saddles, and valley metal, and we carry ladders and roof jacks rated for Tudor Revival planes. We also look for plank or skip-sheathing decking in the attic, which is common on pre-war homes and often needs attention before new shingles go on.
Yes. Every Richmond Heights inspection ends with a written report that includes dated photos, roof-plane diagrams, measurements, and plain-language notes on each finding. That format works for homeowner insurance claims, mortgage lenders, and home sale buyer or seller inspections. Missouri gives you the right to have your contractor at the adjuster meeting, and we are glad to attend.
It is one of the smartest moves you can make. A documented inspection gives you a repair punch list before buyers find issues, lets you price with confidence, and often prevents last-minute concessions on a 1930s brick home. If problems do turn up, we can quote repairs or replacement work right away, so your closing timeline stays on track and no surprises come up at closing.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
