Commercial Roofing for St. Louis Properties

Property owners along Cherokee Street, Gravois Avenue, and Grand Boulevard know the reality of commercial roofing in St. Louis — flat and low-slope membranes tucked behind century-old brick parapets, aging coping stones, and mortar joints that leak into interior brick long before the field membrane itself ever fails. Top Quality Exteriors works these buildings week after week, from Soulard rowhouse storefronts and Dutchtown two-flats to mid-rise mixed-use along the Central Corridor and warehouses near Downtown and the riverfront.

Our commercial crews build every scope around what the building actually needs — TPO or PVC single-ply for a large open field, EPDM rubber over irregular decks, or modified bitumen where parapet transitions and scupper details matter most. Whether you manage a retail storefront, multi-family flat, or industrial box near the riverfront, we quote from a real rooftop inspection, coordinate with tenants, and pair every install with a roof replacement in St. Louis plan that respects historic-district review when it applies.

What Sets Our Commercial Work Apart

  • Licensed in Missouri and Illinois with full commercial liability
  • Owens Corning Preferred Contractor with 7+ years in the trade
  • 36-month workmanship warranty on every commercial installation

Flat-Roof Systems for St. Louis

The commercial building stock inside the city runs on flat and low-slope roofing — mod-bit, EPDM, TPO, and PVC single-ply behind brick parapet walls, not the pitched asphalt-shingle systems the suburbs live on. We match the membrane to the deck and the traffic pattern: mechanically attached TPO on wide-open industrial fields near The Hill and Carondelet, fully adhered PVC where grease exhaust or restaurant vents scar the surface, and torch-down modified bitumen on tight Soulard rowhouses where parapet transitions and coping tie-ins drive the leak map. Every scope begins with a wall-junction inspection, because most St. Louis leaks trace to the roof-to-parapet flashing or failed coping mortar — not the field membrane. When your building sits inside a local historic district, we route the permit through the City Building Division and coordinate Preservation Board sign-off before tear-off begins, and we back the finished job with a TPO and flat roofing in St. Louis warranty program.

Our Commercial Roofing Process

We keep commercial roofing jobs predictable from the first walk-through to the final punch list. Every project moves through the same five stages so property managers, tenants, and lenders always know exactly what happens next on the roof.

Rooftop Survey

We walk the entire membrane, parapet run, and drain field before writing a scope. Core cuts confirm the deck and insulation layers. Every finding gets photographed for your file.

Scope and Bid

We build the spec around traffic, drainage, and code, then price it line by line. You see product data sheets, warranty tiers, and clean terms up front. Zero boilerplate here.

Permit and Prep

We pull the City Building Division permit and route Preservation Board review when needed. Staging, dumpsters, and tenant notice are locked in. Nothing rolls onto site unannounced.

Tear-Off Install

Crews tear off failed membrane, replace wet insulation, and re-flash every parapet. Fasteners, seams, and terminations are inspected as we go. Daily quality checks run on the roof.

Final Punch List

We walk the finished system with you before demobilization. Warranty docs, closeout photos, and manufacturer registrations land in your hands. Maintenance visits get scheduled.

Why St. Louis Owners Hire Us

Every commercial roof in the city rides on one decision — repair, restore, or replace — and the wrong call costs tenants, revenue, and interior finishes. Our team has spent 7+ years working the flat and low-slope stock that defines the St. Louis commercial corridor, from Cherokee storefronts to south-side warehouses and multi-family buildings around Tower Grove. As an Owens Corning Preferred Contractor licensed in Missouri and Illinois, we bring the paperwork.

We know the local playbook because we work it every week — the City Building Division permit process, Preservation Board review inside historic districts like Soulard, and party-wall coordination on attached rowhouses where a shared parapet decides who owns the leak. BBB Accredited crews carry liability and workers comp on every site, and we back commercial work with a 36-month workmanship warranty, with fast triage for storm damage roofing in St. Louis.

Investment and Warranty Value

Commercial pricing in St. Louis lands where the deck condition, membrane system, and access complexity meet. A 10,000 square-foot mechanically attached TPO reroof on an accessible warehouse near I-70 prices very differently from a torch-down mod-bit tie-in on a Soulard rowhouse with alley-only access and shared parapet walls. We price by real square footage, tear-off depth, insulation R-value, drain and scupper work, and coping repair — never by rough per-square guesses.

Long-term value hinges on the warranty stack. Our commercial installs pair a firm 36-month workmanship warranty with manufacturer coverage from Owens Corning and other partners — 20-year and NDL options available on qualifying single-ply systems. Hearth and GreenSky financing keep replacement projects moving without draining reserves, and every quote separates capital work from maintenance so property managers can plan cleanly through the next hail season.

Frequently Asked Questions

For most St. Louis commercial buildings we install TPO or PVC single-ply on wide flat fields, EPDM on smaller or irregular decks, and modified bitumen where parapet tie-ins and coping details drive the leak risk. Membrane choice depends on foot traffic, drainage, and grease or vent exposure — we spec it after a real rooftop survey, not from a stock quote.
Costs vary widely by system, square footage, deck condition, and access. A straightforward mechanically attached TPO reroof on an accessible warehouse runs different numbers than a tight downtown storefront with parapet coping repair. Every quote from Top Quality Exteriors is line-itemed by tear-off depth, insulation, membrane, and flashing so you can plan capital.
Yes, in almost every case. A full commercial reroof requires a City of St. Louis Building Division permit, and if your building sits in a local historic district or on the National Register, the Cultural Resources Office may route it through Preservation Board review first. We handle both filings and coordinate the review timeline into the project schedule.
Most single-ply TPO or PVC reroofs on 5,000 to 20,000 square feet finish inside one to three weeks weather-permitting, including tear-off, insulation replacement, membrane install, and flashing details. Complex parapet or coping repair on historic buildings adds days, and we schedule tenant notice and staging so businesses stay open on the ground floor.
Every commercial install carries a firm 36-month workmanship warranty as the baseline, layered under manufacturer product coverage. On qualifying single-ply TPO and PVC systems, 20-year and even No Dollar Limit manufacturer options are available. We hand over registered warranty paperwork at closeout and file the manufacturer registration ourselves so nothing gets missed.
Yes. Our 24/7 emergency response line covers commercial buildings across the St. Louis area, and we dispatch crews for temporary tarping, membrane patching, and interior damage documentation immediately after hail, wind, or tornado events. We also work directly with adjusters on insurance claims and stage full commercial reroof scopes once emergency stabilization is complete.

I was referred by a relative, and I'm glad I asked. They did great work, communicated well about everything, and the one issue I had was addressed quickly and efficiently. I am glad that I went to this company. Not only would I use them again, I would refer them to friends and loved ones. Pleasant workers who work hard, and customer satisfaction is obviously a priority.

I am extremely grateful that I contacted Top Quality Exteriors for my projects. They did a great job, continuously kept me posted on the work with daily photos, and were timely and professional at a very competitive and fair price!! While other contractors were not interested in my relatively small projects (soffit and dormer repair), TQE came out the day I called to give me a bid. They also went above and beyond. I not only had soffit repair work needed, but a birds next was built into the soffit opening. After inspecting my soffit to provide a bid, Bryan, my TQE representative, asked me if I had a yard bag. He climbed back on the roof and removed the nest. He then used materials from his truck to go back up on the roof to close off the hole until it could be repaired. All this on a late Friday afternoon when most contractors would be looking to start their weekend. Because of this, the great quality work, and the friendly and professional employees, I will always contact Top Quality Exteriors for any future projects, large or small. I HIGHLY recommend them!!!!

The overall experience was great. Their responses are quick and detailed, and the images provided of the condition of the roof before, during, and after repair gave me confidence in the work that was being done. They did a thorough job of explaining the scope of work, including a change order that was required when additional damage was found to the sheathing of the roof. They were transparent about their pricing and were respectful throughout our interactions. Overall I’m satisfied, and hopeful that the quality of the work will show over time.
